Community Housing Trust of Sarasota County, Inc. (CHT) is an independent, non-profit organization
created in 2005 at the encouragement of the Board of County Commissioners. CHT’s mission is to create
permanently affordable housing opportunities for low and moderate income individuals and families. CHT
works with public, private and other non-profit groups, and partners with financial institutions and grant sources, to increase
the supply of affordable homes. CHT operates with a paid professional staff, under the guidance
of a volunteer Board of Directors, comprised of active and well-respected residents of Sarasota County.
WHAT
DOES CHT DO?
CHT
creates permanently affordable housing through its use of a Shared Appreciation Mortgage and/or a Land Trust. CHT can reduce
the purchase price of a property without reducing the quality of the home or neighborhood - CHT will subsidize the purchase
of a home in exchange for sharing the increase in value in the future - once the homeowner decides to sell.CHT also offers services such
as assessments for prospective home buyers; employer assisted housing consultation; help obtaining a mortgage; and help with
credit issues. We have recently entered into partnerships to ensure that homes are as “green”
and energy efficient as possible.
Imagine that you want to buy
a home and, you're just a little short...you can't save enough for a large down payment, or can't find a home in your
price range that you can afford to repair......
Then, imagine that a family member has
lots of money under the mattress.
Your wealthy relative might give you ten, twenty, or even fifty thousand dollars so that,
along with your mortgage, you can afford a nice home in a nice neighborhood.
They won't charge you interest, and you don't have
to make any payments.
So,
it's only fair that whenever you decide to sell, you give back your relatives' initial investment, and give them
some of the profit that they helped you to earn.......
Think of CHT as your family member - we want to help!

to help another family enjoy affordable homeownership!)
